Urban Activation Project approved - our area is affected
(see also Zoning)
Real estate agents have been visiting our precinct and talking with residents currently (5/2/13) - some of you may already have been visited by Larry Chan of Greenark Property who claims to have a developer interested in up to 20 properties, but is only talking 'option to buy'.
Cllr Michael Hutchence (HSC) spoke to us at a meeting attended by 41 residents on Tuesday 22 January, 2013.
HSC and PCC met with the Govt planners twice in February, 2013 - details when we have them.

Response from Dept of Planning, on behalf of Greg Smith, MP
The emails below were sent to Greg Smith, MP. As at 20 November 2012, no response had been received, until an email from a Mr David McNamara (9/1/13), at the NSW Department of Planning and Infrastructure last week - to whom Greg Smith had referred the matter. Some of our group will meet with him asap to find out more about what his Department has in store for us.

Subject: Common Good Group Epping Town Centre Information Required THIRD REQUEST
To: [email protected], [email protected]
Dear Greg
I was advised today that Epping Town Centre has been accepted as an Urban Activation Precinct, which I understand means the NSW Department of Planning will take control of the rezoning of the area.
More than ever, the Common Good Group reiterates the requests below (still unanswered) for you to arrange an officer from the Department of Planning and Infrastructure to attend a future meeting of our group to outline what might happen in relation to the residents of the Cliff / Carlingford Rds precinct.
Your earliest response would be appreciated.

Dear Greg
Last month I emailed you on behalf of the Common Good Group requesting your assistance in arranging an officer from the Department of Planning and Infrastructure to attend a future meeting of our group to outline what might happen in relation to the Epping Town Centre Plan from a State government perspective.
As yet, I have had no response from your Epping office - not even an acknowledgement of the original request (copy below).
Our group is keen to be updated on the situation; hopefully prior to Christmas.
Your earliest response would be appreciated.
Yours sincerely
Mark Anderson

Dear Greg
The Common Good Group (see http://commongoodepping.weebly.com ) was established after a recent approach by the LyonGroup to residents in Cliff and Carlingford Roads.
In an attempt to find out more about the planning and zoning process, we invited the Town Planner at Hornsby Shire Council to attend one of our meetings. If you read the emails below from bottom to top, you will understand my request on behalf of the "Common Good Group" to you.
Would it be possible for you to arrange for someone from the Department of Planning and Infrastructure to attend a future meeting of our group to outline what might happen in relation to the Epping Town Centre Plan from a State government perspective?
Yours sincerely
Mark Anderson

By LyonGroup in early October, 2012
Bruce Lyon presented his proposal to the Common Good Meeting on 16 October, 2012 - for a copy of the minutes, see the download link below: "minutes of common good meeting with bl". Garry Reardon from LyonGroup has advised me (Mark) that he has individualised copies of the offer for each resident. (By individualised, I mean with each property's sewerage diagram, etc. The option and contract are the same for everyone). If you want your individual copy, you will need to contact him on 0419 433 076. See the downloads below for the Deed of Option and Special Conditions. Update: Garry Reardon has provided a set of Frequently Asked Questions (FAQ) - these are included in the downloads below.
Garry Reardon has sent though to me (Chris D 21 Cliff) at 3:37pm 23/10, a revised Version 2 of the FAQ - it is attached to this page below v1.

Michael Bevan 0418 484 692. Is the Development Manager for McGrath. His advice is for neighbours to group together for form "blocks" (eg 4 properties - 2 in Cliff Rd with the 2 behind in Carlingford Rd; 6 properties in a line in Cliff Rd, etc) and have developers tender for these rather than sell as one large group. McGraths would manage the tender process for a fee. His view is to wait until the re-zoning becomes more certain. He will be presenting his views to the Common Good Group meeting on 23 October 2012.

Bobby Chegini 0420 973 974. An agent rather than developer. Will be presenting his views to the Common Good Group meeting on 23 October 2012.
By Cale Property
David Cale 0419 827 588. An agent rather than developer. His advice is to wait until the re-zoning becomes more certain. He will be presenting his views to the Common Good Group meeting on 30 October 2012. (Postponed)

Michal Ciereszko 0421 825 005. Is the Principal of Vibrant Realty, Waverley! Yet to hear his views.
Approximately 50 residents from the Cliff and Carlingford Roads area met on 23 October 2012 to discuss the Lyon-Winten offer, and to hear more information - link to What do we think page and outcome
Note: Winten Lyon Pty Ltd issued a letter , dated 26 October, 2012, withdrawing the option to puchase offer made to certain residents
